Unlike most new developments, La Baraquette is not a gated estate that is separated from ‘real’ life. Instead, all houses have been built as an integrated extension of Marseillan, a lively port-village.

La Baraquette Waterfront villas
The waterfront villas for sale at La Baraquette offer 650m² of luxurious comfort and style along with unrestricted views overlooking vines and the lagoon. Each villa comes with a 15.5m x 4.3m infinity pool, six ensuite bedrooms, garden and underground parking.
The waterfront Languedoc villas are equipped with the latest high-tech lighting, sound, air-conditioning and wi-fi systems.
If you come by car, you’ll park in one of your four parking spaces in your private garage that also has space for motorcycles and bikes. From the garage you come in to the villa’s large basement. However, the word basement does not do this remarkable space justice. Here you will find your private home cinema, pool table, a private wine cave, sauna with shower room and storage and laundry spaces.
A staircase takes you up to the ground floor, where you enter into a spacious living room with floor-to-ceiling glass doors opening out to the terrace, garden and pool and beyond to the lagoon. The ‘outside-in’ glass walls have been designed to disappear into the walls, allowing the villa to be opened up completely, thus merging indoor and outdoor spaces bringing light, scents and sounds of the Mediterranean into your home in south of France.
Next to the sitting room is a large and modern kitchen-dining room which also benefits from ‘outside-in’. Also on the ground floor is one of the ensuite bedrooms with ensuite shower or bathroom. All rooms on the ground floor, including the kitchen, open out on to a huge wood-decked terrace, the garden, and to the infinity pool.
On the next floor you will find the remaining 4 ensuite bedrooms, each offering stunning views and with direct accessto a wood-decked terrace.
The Languedoc waterfront villas are surrounded by lush gardens with Mediterranean plants; the perfect spot to sunbath by. There is an elegant infinity pool and a few steps further you will find the an outdoor lounge area with central fire place. La Baraquette patio villas
The Patio Villas at La Baraquette are designed to offer privacy and calm. Each villa is built around a walled courtyard filled with lush plants and trees where you can lounge, dine or sunbathe by your private plunge pool. Ranging from 90m² to 125m² (two or three bedrooms) the Patio Villas offer large, light, open-plan spaces and all offer spectacular views of the sea.
Like the Waterfront Villas, local stone and wood and traditional French architectural forms and colours merge with modern, clean lines. Similarly, our furnishing collection draws on themes of the sea and vineyards fused with modern materials – to create a sophisticated, laid-back ambiance for the interior of your Patio Villa.
The kitchens are equipped with the latest appliances and the villas are fitted with one-touch lighting, air-conditioning and wi-fi systems.
On the ground floor is dominated by a large lounge and open-plan kitchen-dining room with floor-to-ceiling ’outside-in’ glass doors opening out to a wooden decked patio, the courtyard garden and pool.
The pool, finished in mosaic tiles and surrounded by local stone, features a counter-current flow for morning exercise sessions, and Jacuzzi jets for a soothing massage. And should you want to throw a garden party, a sliding wood deck allows you to cover the pool and add more space.
On the first floor you will find the bedrooms which overlook the courtyard garden and opens out onto a large roof-top terrace which is partly covered with an elegant pergola and which offers superb views.
Optional Rental management
At La Baraquette, you’ll be free to spend as much or as little time as you want in your new Languedoc property. However, you also have the option to rent your villa through the estate’s professional rental team when you are not using your Languedoc home yourself. And there’s even a dedicated ‘owners closet’ for you to store your personal belongings when renting your property out.
The management team will handle all the marketing, correspondence, processing of payments, cleaning and changing of linen, cleaning of the property, and even repairs and replacements of lost of damaged objects.
The deal is that you keep 50% of net rental revenues and the management company the remaining 50% as compensation for their services.
Modern French Mediterranean architecture

The result is ‘Modern French Mediterranean’ – airy, spacious and technologically advanced homes with the latest fittings and appliances. The residences combine sandstone and basalt from local quarries with intricate wrought iron railings, and mix the elegant proportions of French ‘maisons bourgeoises’ with the timeless palate of the Mediterranean – sun-bleached blue, deep wine red, warm terracotta and earthy ochre – to create comfortable homes that sit seamlessly with the local village and landscape around them.

As an owner of one of the villas or apartments, you will have private access the VIP Club. Also in the hotel you will find a gym with everything from exercise classes to free weights.
The hotel itself will offer 5-star luxury at every turn, making it the perfect place for your friends and family to stay should you prefer to not have them staying in your apartment or villa. The hotel’s huge horizon pool, looking out over the oyster tables, will provide one of the focal points of the estate, where you can relax with friends at the pool bar and enjoy small plates of local ‘French tapas’.
As an owner of a property at La Baraquett, you are invited to get involved in any way you wish – from picking grapes during the annual harvest to tasting the wines before anyone else at private events. You will also receive two cases of six bottles from the estate each year which you can store in your own private wine cellar built beneath the estate’s Concierge. Your wine cellar will hold up to 200 bottles at the perfect temperature, and have space for private tastings.
The vineyard at La Baraquette will be managed by the winemakers at the Seigneurie de Peyrat. The Seigneurie de Peyrat estate has produced fine wines for hundreds of years from vineyards that stretch for miles around an elegant 17th century château.
The Location – Marseillan and the Etang de Thau
The Etang de Thau is a veritable playground of activities and adventure. On the lagoon itself or in the sea just beyond, you can sail, windsurf or sea kayak to your heart’s content. Mile upon mile of beach, dotted with chic bars and clubs, lines the entire coastline of this part of France. And in the villages and towns on the lagoon, Mèze, Bouzigues and Sète, you’ll find some of France’s finest seafood.
Just in from the coast, a Mediterranean landscape of rolling vines punctuated by towering rocket pines and village spires stretches from the Rhône river down to the Pyrénées and the Spanish border. Here you can spend a day floating down the languid Canal du Midi, clambering over medieval castles, or getting lost in the hubbub of lively local markets. You’ll find chic boutiques and restaurants in Montpellier, Roman ruins in Nîmes, and superb art and Catalan charm in Perpignan. And the entire region is easy and inexpensive to get to – with five international airports within an hour’s drive.
The plot upon which La Baraquette is being built was hotly contested by developers for years, and for good reason – the land rises gently up from the sea, providing some of the most spectacular views in all the Mediterranean.
