Chateau Capitoul – luxurious authentic Languedoc properties for sale on a working wine estate
Chateau Capitoul is a small, exclusive and refined collection of 45 villas and townhouses for sale on a working wine estate in Languedoc, South of France.
Skilfully combining the authentic character of the old wine estate with modern luxury, the architectural heritage of the chateau and the wine estate has been carefully considered and retained. The result is a limited selection of stylish, elegant and beautifully crafted homes in a gorgeous setting overlooking the vines with views of the Etang de Bages – a Mediterranean lagoon populated by colonies of flamingos – and with the Pyrenees as a dramatic backdrop.
The location could not be better – It is close to beaches, historic towns, glorious vineyards and the Massif La Clape national park. It is a two-mile walk along a track to the picturesque fishing village of Gruissan, a cycle track down to the coast which passes the flamingos on the Etang de Bages and there are seven airports within a 1.5-hour drive. The Spanish border is only 30 minutes away.
The winery of the iconic Languedoc estate has already been carefully restored, while the remaining buildings on the wine estate still await their turn to be transformed.
Vineyard properties of exceptional style and refinement
The design by architects Jean-Paul Terrier and Stéphane Plaire features traditional and reclaimed materials – terracotta tiles, cut stone, limestone renderings and oak beams — mixed with all modern luxuries for a comfortable and stylish lifestyle. The project will be a benchmark for sustainable development in the South of France.
You will have a choice of villas and townhouses ranging from 2 to 5 bedrooms and from 80m² to 200m². Huge bay windows will ensure each home will have lots of natural light and spectacular views.
Although each of the 45 vineyard homes will be different and unique, they all have a few things in common such as a spacious living room, a fully fitted kitchen with quality appliances and en-suite bedrooms.
The properties are sold fully furnished with everything included, from linen to entertainment systems to the French table ware. But that does not mean that all homes will be identical. As a founding owner, you will have the opportunity to work with the interior designers for a bespoke interior reflecting your taste and preferences and ensuring your home’s uniqueness and special style.
Each property comes with a generous private terrace for outdoor dining overlooking the vines and lagoon, as well as a private landscaped garden. The larger homes will in addition benefit from private swimming pools.
As you would expect, the gardens and communal areas will be subject to the same level of attention to detail as the buildings. Landscaping will be by James and Helen Basson of Scape Design. Their Mediterranean landscapes have earned them three gold medals at the renowned Chelsea Flower Show in London and several international awards.
Chateau Capitoul: aoc La Clape, grand cru du Languedoc
La Clape was the first Languedoc appellation to be granted Grand Cru status and with almost 10% of the production of the appellation, Chateau Capitoul has for centuries been one of the leading producers. Significant investments over the last few years in both vines and cellar has paid back and the domain is today producing award winning wines.
On the grounds you will find a working winery, tasting rooms and wine shop. And as a founding owner, you will have the opportunity follow the rhythm of the vines and, if you wish, participate in the winemaking process; from harvest to blending and bottling. And not least, as owner you will receive an annual allocation of the yield – estimated at 10 cases per property.
Superb services and facilities
Chateau Capitoul will offer property owners a host of great facilities as well as a wide range of management services for a completely hassle free ownership where you never will have to worry about cleaning the pool, moving the lawn or change a broken roof tile.
The onsite team will ensure you get the most out of your stays at your second home. The concierge can assist with restaurant reservations or booking a rental car and the cultural and gastronomic calendar will ensure that there is always something going on. If you want to participate – or indulging in the greatest luxury of all and do absolutely nothing – is up to you. Here you can be as busy and as lazy as you like.
For those days when no one wants to prepare dinner, the spacious brasserie in the winery building is a perfect retreat. Here you will find vine-wood fired barbecues and spectacular views from the panoramic terrace. And for those special occasions, the intimate gastronomic restaurant in the original Chateau dining room is the place to go.
In the cellar of the chateau you will find a Mediterranean sanctuary by cult French spa brand Cinq Mondes® and upstairs a boutique hotel with only eight exclusive and luxurious hotel rooms.
Other facilities include a Masterclay tennis court and boule. And for exploring the natural park, Massif de la Clape, you can borrow complementary road and mountain bikes. The 37,000 acre natural playground offers countless walking and biking trails, picnic spots and spectacular views over the Mediterranean and the beautiful Languedoc countryside.
And when back home after a busy day, the huge infinity pool and the large sun terrace provide a perfect spot to relax before dinner.
You may of course use your own property whenever you want – summer, spring, autumn and winter, long stays or just long weekends – there are no restrictions. And if you want to rent it out or lend it to friends, you can rest assured that your guests are happy and your property is being well taken care of. The onsite team offers a full year-round rental service and the revenues are split 55/45 between the owner and the management company. The Languedoc is the third most important tourist destination in France but there is a lack of quality accommodation which in this case is a good thing.
A great location close to beaches, historic towns and several international airports
