Once you become the owner of an MGM leaseback apartment, you can exchange your occupation weeks with any MGM residence for a one off fee of Euro 80. French leaseback properties
The French leaseback scheme enables you to purchase a freehold property which you then earn a guaranteed rental income from. There is a pre-approved and selected property management company to whom you lease back your property for a period which usually ranges between 9 and 11 years.
During the period you leaseback your property to the property management company, you have the peace of mind of owning a property and benefiting from a guaranteed income, yet none of the hassle related to letting out and maintaining the property. You can also use your property for a certain number of weeks per year for holidays.
Unlike most brand new properties in France, leaseback investments come with kitchens and furniture already installed and part of the price.
There are also several fiscal benefits including a discount to market value of the property represented by a 19.6% VAT refund on the whole property from the French government. (All new property has VAT in the total price, this refund represents a 16.4% discount to market value).
