Location
Puerto Rico, located in the north-east Caribbean, is a world filled with a variety of adventures for all ages to enjoy at all times of the day or night. The northeast area of the island of Puerto Rico, which is where this located, occupies the first position on the Puerto Rican government agenda for development. The Mandarin Oriental, The Four Seasons and other big names are actively seeking to have their flags in this area.
The Trump International Golf Club is located in the quaint village of Rio Grande just 20 minutes from the Luis Munoz Marin International Airport. Spread over 1,000 lush acres overlooking the Caribbean Sea and positioned at the foothills of the world famous El Yunque Rainforest, the resort's setting provides its residences with one of the most eco-diverse attractions on the planet.

The Residences
The project will consist of 500 villas and fully furnished and serviced condos on 1,000 acres between the Atlantic coast and Puerto Rico’s tropical rain forest.
Currently there are only two phases available for offering.
- Trump Founders Residences (R3): 56 units divided amongst 7 buildings. From US$1.4 million.
- Trump Beach Villas (R2): 109 units divided amongst 9 buildings. From US$1.5 million
R1 is also part of the Beach Villas but will not be available for sale until January 2009. It will be comprised of 94 units divided amongst 8 buildings.
Over time, there will be a total of 10 phases including
- Trump Estates (RM-1): From US$5million to US$7 million
- Trump Golf Suites (R-8): From US$550,000 to US$850,000
These phases will come furnished and can be rented out on a daily basis as part of a GOLF PACKAGE.
- Trump Golf Estates (R-5, R-6 and R-7): From US$850,000 to US$1.3 million
- Trump Mountain Estates (RM2 and RM3): From US$1.5 million to US$3 million
Properties in the same category as Trump International Golf Club Puerto Rico (five stars golf resorts) in the rest of the Caribbean are selling upwards of a US$1,000 per sq. ft. and in some cases reaching US$2,000 per sq. ft. The St Regis next door to Trump Puerto Rico is currently selling at an average of 800 a sq. feet.
For Trump Puerto Rico to enter the market in the upper 500’s dollars a sq. ft., it gives buyers an incredible opportunity.
Construction is already underway for Trump Founders Residences, and is to be completed in 2008. The exact estimate for each phase has yet to be calculated but the whole Development is expected to take 3-4 years to be completed.
Property taxes and maintenance are the only annual costs (TBA).

The Facilities
The Trump International Golf Club has just been awarded Best Golf Course of Puerto Rico and is Puerto Rico’s first course of legendary proportions. Designed by PGA Professional Tom Kite, the two 18-hole championship courses, the Championship and the International, boast meticulously crafted fairways and stunning scenery.
This is extremely prestigious as Puerto Rico is internationally known for being a golfer’s haven with dozens of excellent golf courses to choose from and 25 of these are world-class golf courses.
The PGA chose the Trump International Golf Club Puerto Rico for this most important tournament. It is the only 36-hole golf facility in Puerto Rico where you can play in the Mountains, play along the Ocean, play in the Palms, and play among the Lakes. It's also the only golf course in Puerto Rico with white silica sand bunkers
With the purchase of a residence you get a lifetime membership (attached to property) to the golf club.

The first few weeks of sales will see a huge demand for this project as we have seen in the past with Trump Panama, Trump Waikiki and Trump Baja. All these properties set sales records due to the Trump quality of management and construction
A required 20% down payment will be divided into 2 installments: The first 10% deposit upon signing of contract. The second 10% deposit at commencement of construction. Balance of 80% due at closing.
All payments will be paid into an escrow account controlled by an independent escrow agent, Banco Santander.
Fee Simple Ownership, like in the USA.
Financing will be available through a number of large institutions such as HSBC, Citibank, etc.
