A Nicklaus Design Golf Course
Almost 35% of the development is dedicated to an 18 hole golf course designed by Nicklaus Design.
Samanah Golf Club will be the first private golf course in Morocco. Priority at all times is for Club members, their guests and their tenants. The hotel guests have limited access to the course for a maximum of two hours per day. Golf courses are in short supply in the area, and playing golf here, with the backdrop of the Atlas Mountains will be a delightful experience.
Samanah Golf Course will be built following the strictest technical specifications. From the “hard line” watering system to the standard USGA greens, this course meets the quality criteria required by the American PGA.
To become a member of the Nicklaus Design golf course at the Samanah Country Club requires a purchase of one of the following two playing rights is required:
- Family Playing Rights: Each member of the family (playing right holder, partner and children up to the age of 25) has full membership which entitles them use all the facilities available without restriction. Price €40,000.
- Individual Playing Right: Has full membership and can use the facilities available without restriction under the observation of the rules and regulations of the club. Price €27,000.
NB. Playing Rights can be sold to other members or back to the club at any time.
In addition, there will be a 9 holes “Chip and Putt” course, a driving range and a Golf Academy.

Property management service: including routine maintenance and cleaning, preparing house before arrival laundering and ironing (up to 4 times per year), major annual cleaning of silverware, curtains, shutters etc. Surveillance, inspection and monthly maintenance of key systems (water, electricity, heating, multimedia etc). Replacement of light bulbs, fuses and gas cylinders.
Concierge service: including delivery and storage of household goods before arrival, babysitting, restaurant booking, plane tickets, airport pickup and transfer. Organisation of walks or trips from 4X4 to skiing in the Atlas mountains.
Administrative Assistance: consisting of organising of central records and management of rental income and all invoices related to the property. This includes in particular running costs, contracts for the supply of services, water and electricity bills, relations with service companies such as Radeema (electricity), Maroc Telecom and Post Office.
Rental Programme
There is the potential to command peak rentals of between £2,000 and £20,000 weekly (property dependent) spread over a longer 25 week ‘high’ season where occupancy rates currently reach 85%. The Samanah Country Club will be offering two rental programmes in order to make your investment even more profitable.
1. Serenity: with this option the expected rental income should cover all running costs, the different proposed service contracts, maintenance of your swimming pool and your private green areas. It is estimated that it will be necessary to let your villa or Riad for approximately seven weeks per annum to achieve your objective. You will therefore have the other ten months of the year for yourself, at your leisure, with a perfectly maintained Villa or Riad.
2. Patrimony: In order to meet the requirements of certain owners, this seasonal rental management formula will generate more income than Option One. The optimum objective is fifteen weeks rental per annum. Why 15 weeks? In order to guarantee the owners of villas and Riads, holding playing rights, access to the golf course under the best possible conditions all year round, the number of rounds that can be passed onto tenants (temporary members) has been set at thirty per annum, allowing for two rounds per week for the tenants. This rental programme is likely to lead to a net yield of 4.5% per annum.

Buyers looking to invest in this remarkable city are required to open a Moroccan convertible Dirham Bank Account.
You can expect to pay stamp duty of 2.5%, legal fees of 1.1%, notary fees of 0.5%, land registry between 1.5% and 2%, dispatch fees of around 30 Euros and a further 30 Euros for the necessary certificates and documentation.
