Bom Sucesso - Limited Edition Design Villas by some of the world’s leading architects, but without the designer price tag
Portugal’s western region has escaped much of the rapid development that the country has seen in the last 25-years. Only 50 minutes by car from the capital Lisbon, the Silver Coast is the place the locals like to go for their weekends and holidays – it remains a beautiful, unspoilt area with pastoral scenery, gentle slopes and stunning beaches. It’s dramatic, historic and atmospheric.
Here, Bom Sucesso is a landmark project showcasing the best contemporary designs, all set within a five star leisure resort on Portugal’s largest natural lagoon. Billed as ‘the largest permanent showcase of contemporary architecture’ in Portugal, 23 of Europe’s finest architects were selected to realise this vision and all residences are designed to create a light, spacious and private living environment.
All in One is the key concept behind the Bom Sucesso – Design Resort, Leisure, Golf & SPA project, with unique characteristics, unprecedented in Portugal and an innovative concept in Europe. The 600-property development, which incorporates a boutique hotel, is based around a championship golf course, designed by the British golf architect Donald Steel. The development is set within 400-acre site – only 7.2 per cent of which will be developed, which means space and privacy are guaranteed. There is a beautiful dedicated beach just minutes away, the 18 hole Donald Steel championship golf course, swimming pools, tennis club, sailing club, luxury hotel, spa and fitness being just a few of the leisure facilities readily available.
Bom Sucesso has been named a “Project of Potential National Interest” (P.I.N) by the Portuguese Investment Agency (API) due to its unique characteristics and great contribution in economic, social and technological fields in addition to environmental sustainability.
And it’s probably the best architecture-led development under construction today.
You’re Buying a Signed Limited Edition of an Artist’s Work – Stunning Residences
This unique idea has been executed by 23 of Europe’s finest architects. Among them is leading British architect David Chipperfield, renowned Portuguese architect Carrilho da Graca and Alvaro Siza Viera, the Norman Foster of Portuguese architecture. This outstanding group of individuals were given complete freedom to make the best use of land for their designs, with one stipulation – all houses must have green, grass-covered roof, to harmonise the verdant resort and to conserve energy.
Simplicity of design, natural light, first-class quality and diversity of houses according to each individual site – these are the main elements of Bom Sucesso. Modern architecture details such as blind walls, clean lines and vast expanses of glass are mixed with traditional, Portuguese-style inner courtyards. 90 per cent of the houses will be single-storey and most villas will have their own private swimming pool
Furthermore, properties will cover less than 7.2% of the resort’s land, guaranteeing owners space and openness.
Buyers can choose between villas or plots of land. In addition, there wil also be a range of town houses available - please click on the link to find out more about the Bom Sucesso town houses at Hot Properties Worldwide.
The variety of designs to choose from is exceptional, and each house is original and unique. Each house has been individually designed to maximise the benefits of its plot on the development. The living space of the villas range between 200m² / 2,153 sq.ft and 350m² / 3,767sq.ft.
The plot areas for villas range between 600m² / 6458 sq.ft and 3,000m² / 32,290 sq.ft. Their prices vary according to their location and the architectural project to be constructed on the lot. The villas are three, four and five bedroom. Swimming pool and landscaping are optional. All construction must be started not later than 2009and the developer believes that by end of 2009, 80% of the development will be completed.
Fractional Ownership
Four of the villas will also be available on a fractional basis. Fractional freehold is the shared ownership of an asset allowing several unconnected buyers to combine their resources and collectively own a property. Owners benefit from potential asset appreciation through freehold ownership, while minimising running costs in relation to usage of the property and benefiting from a professionally managed home and resort. This means you get all the benefits associated with traditional ownership. Bom Sucesso properties in this scheme offer the same benefits as the outright properties of the resort. Same quality, same amazing architects, same astonishing golf course, same high quality equipments, same five star service.
Three villas will be sold in sixths (two months a year of usage) and one villa will be sold in quarters (3 months a year of usage). The fractional owners of Bom Sucesso will have the additional benefit of professional management of the property, with a full rental program in place.
The villas are fully furnished and equipped, including air conditioning, views to the golf course, a large plot and a fantastic swimming pool so all there is to do is to turn the key to the front door to start to enjoy the new home.
In addition, if you choose to upgrade to a fully owned villa, Bom Sucesso will guarantee to buy back your fractional investment with a fixed 10% premium increase on your original investment, within the first three years.
Impressive Facilities
Bom Sucesso was recently classified as a 5 star tourist resort, where the assessment criteria are related to the quality of both the project and the facilities.
The championship golf course has been conceived by the veteran UK course designer Donald Steel. He has created a course with a unique view of the ocean and lake, capitalising on the terrain's natural slope and local vegetation. Residence owners will automatically get a golf club membership.
Bom Sucesso will also offer a wide range of leisure facilities including

Up-and-coming Region
Bom Sucesso is located in Óbidos, Portugal, in the West Region – The Silver Coast, on the banks of the Óbidos lagoon, near the beach and approximately 50 minutes away from Lisbon.
It is served by a set of recently built motorways, and in the future the new Lisbon International Airport will be relocated to Ota, bringing Óbidos approximately 20 minutes’ drive from Portugal’s largest international airport, thereby, improving international access to this part of the Portuguese coastline.
Bom Sucesso is 8km away from the medieval town of Obidos. Surrounded by 45ft walls, with pathways leading to the ancient castle this town is picture postcard perfect. Obidos is a thriving cultural centre, described as the next Barcelona.
The leading property programme “A Place in the Sun” has cited a potential 360% return for investors in Portugal over the next ten years. Christina Hippisley wrote, “The outlook for Portugal remains stable which should mean steady capital gains for investors ready to take a ten year view.”
Capital growth has remained consistent in Portugal at between 10-15% per year since 2000.
In addition, stringent planning laws stop over-development and keep demand high in this part of Portugal.
