Developed by &Beyond and Tara Getty, each of the 15 exclusive, private residences will be available for long-term leasehold within this pristine Big Five reserve and will be managed and maintained by &Beyond, one of the world’s leading luxury safari companies.

Located in northern KwaZulu-Natal near the east coast of South Africa, Phinda Private Game Reserve sits in close proximity to the unspoiled beaches and spectacular reefs of the Indian Ocean, offering a unique combination of bush, beach and diving adventure.

The fascinating variety of landscape and vegetation shelters an abundance of wildlife, including not only the Big Five (lion, rhino, leopard, buffalo and elephant) but many rarer and less easily spotted species, such as the elusive cheetah or the scarce black rhino. Owners are assured an exclusive game viewing experience.

Designed as the ultimate retreat for owners, each luxurious, custom-designed Homestead extends over 800m² (8,600 sq.ft) and includes generous bedroom suites with elegantly appointed bathrooms built around spacious indoor and outdoor living areas. Expansive wooden decks and a large infinity pool overlook the untamed wilderness and the myriad of animals and birds that call this home. Each African Homestead is situated on a carefully chosen 4 hectare site ensuring total privacy in a range of breathtaking settings from intimate waterholes in the dense bush to rare sand forests and rocky mountainsides.

The first Homestead is complete and available for viewing. Thereafter, each Homestead will be built in close collaboration with individual buyers.

Each African Homestead will be managed by an &Beyond trained team who will provide the unbeatable hospitality experience for which their lodges are known. The team includes a ranger and a tracker, a host and a chef. Every African Homestead will have a fully equipped open 4x4 safari vehicle for unrestricted traversing through the reserve

African Homesteads are available for leasehold purchase from US$6 million/R51 million.

Most importantly, the purchase price includes traversing rights over the full extent of &Beyond Phinda Private Game Reserve which in itself is the most valuable part of the offering given the quality of the land and the wildlife experience.

Location

&Beyond Phinda Private Game Reserve / African Homesteads are situated in northern KwaZulu-Natal near the east coast of South Africa, offering a truly diverse landscape. Not only is Phinda a Big Five private game reserve with seven unique habitats but it is also in close proximity to the spectacular Maputaland coastline with diving sites that rival the Great Barrier Reef. It takes approximately 45 minutes drive to the coast or a 10 minutes helicopter/light aircraft flight directly from Phinda’s private airstrip.

&Beyond Phinda Private Game Reserve adjoins the Greater St. Lucia Wetland Park, a World Heritage Site, and is 19 miles west of the Indian Ocean's white-sand beaches. The reserve is known for its abundant wildlife, diversity of habitats and wide range of activities. Thanks to its coastal rainfall pattern, Phinda enjoys a lush green environment that contains seven distinct ecosystems - a magnificent tapestry of woodland, grassland, wetland and forest, interspersed with mountain ranges, rivercourses, marshes and pans.

Adding to Phinda’s wildlife charms, the marine diversity of nearby Sodwana on the coast is easily accessible, with scuba diving, fishing and even turtle watching only some of the adventures available from Phinda.

Daily flights in light aircraft depart directly to Phinda’s private airstrip from Johannesburg’s O.R. Tambo International Airport. Flight or road transfers can be arranged from Durban International Airport and Richard’s Bay Airport.

The Residences

Designed to be the ultimate private retreat for owners, friends and family, each unique homestead spans over 800m² (8,600 sq.ft), and features up to four large bedrooms with beautifully appointed bathrooms, built around spacious indoor and outdoor living and dining areas. There is also a fifth bedroom for the owner’s staff, if required.

Strong emphasis has been placed on luxury and privacy. Each window looks out over nothing but untamed wilderness and every homestead will feature spacious wooden verandas and a large, crystal clear infinity pool, offering magnificent views of the plains, valleys or ancient forests beyond.

Owners will have exclusive use of a 4 hectare (approx 9 acre) piece of land for each homestead.

The show homestead has been designed by renowned lodge architect, Nick Plewman, and &Beyond’s acclaimed creative director, Chris Browne. Although each African Homestead has a clearly defined architectural footprint and will be crafted out of local materials, there is flexibility in the layout, allowing individual owners the opportunity to imprint their personal signature on their home. To manage the project, &Beyond has its own experienced and celebrated design team who can also work with a buyer’s personal architects or interior designers to create the ultimate African home.

Luxury furnishings are included and will be chosen to reflect the beauty of the surrounding environment. A discreetly placed electric fence runs around the back of the Homestead providing residents with the peace of mind that none of the larger predators can enter from behind. The building itself acts as the fourth “wall” of the fence. Again, any fencing will be done in close consultation with the buyer as many are opposed to the idea.

Utmost care has been taken to ensure the absolute minimum ecological impact outside the confines of the building footprint; no established trees or animals have or will be uprooted or displaced during construction.

With only a handful of lodges sharing an area of 23 000 hectares (56 800 acres) and careful trained rangers and trackers in search of prime wildlife sightings, guests are assured an exclusive game viewing experience.

Services

Each African Homestead will be managed by an &Beyond trained team who will provide the unbeatable hospitality experience for which their lodges are known.

Each residence will have 8 staff members including a ranger, tracker, homestead host, butler, chef, housekeepers, maintenance and security people.

Also, each Homestead will have a fully equipped open 4x4 safari vehicle for game drives on the reserve giving owners the opportunity to participate in morning & evening game drives, rhino darting, leopard tracking, expert bird watching or a trip to the nearby Maputaland coastline with diving sites that rival the Great Barrier Reef.

Purchase Details

The construction of the first African Homestead is complete. It will also act as the show Homestead.

Ownership:

  • Exclusive use of a 4 hectare (approx 9 acre) piece of land
  • Traversing over 23,000 hectares of pristine African wilderness with rights registered on title deeds for 72 years
  • Ownership by way of 70 year lease-hold rights

African Homesteads are available for leasehold purchase from USD6 million.

In addition, there is an annual services fee of US$150,000 with the view of providing owners with a hassle-free solution to owning a game farm in Africa. The fee covers all costs involved in running the Homestead including maintenance of the Homestead and its interiors as well as the 4x4 vehicle.

The payment schedule is staggered as follows:

  • Signature Date: Payment of 10% deposit
  • Roof height (as certified in writing by the Architect): 20% due
  • Practical Completion Date (as certified in writing by the Architect): 50% due
  • Works Completion Date (as certified in writing by the Architect): 20% due

As security for the payment of the Lease Premium less the Deposit, the Tenant shall furnish the Attorneys or the Landlord (within 30 days of the Date of Signature) with an irrevocable bank guarantee or letter of undertaking issued by a registered South African bank expressed to be payable to the Landlord on written notification by the Architect of the payments due to the Landlord in accordance with the above schedule on a draw down basis.
